Capitol Hill is a very diverse area and is a popular location for both residents and visitors. It’s the hub for the local LGBTQ community and hosts the annual PrideFest and other fun events from the centrally-located Cal Anderson Park. On the one side, Capitol Hill is an urban scene with some of Seattle’s most notable and popular restaurants and bars. The nightlife makes The Hill a colorful, buzzing place on Friday and Saturday nights. Also, the recent completion of the Link Light Rail station allows quick, affordable connections to much of Seattle including downtown and the airport.
  • Capitol Hill has historically also been a strong residential performer for both sales and rental growth. This has led to it being a highly desirable sub-market for developers, investors and residents.
  • Capitol Hill is dense with a variety of multifamily residential buildings. This provides clear examples for other developments and the neighborhood has a good grasp on bringing new projects to the market without turning a blind eye to its historic character.
  • Developments in certain parts of Capitol Hill can take advantage of views to the Space Needle, Olympic Mountain Range, Downtown Seattle and Puget Sound.
